We’re probably not the right fit if...
You're primarily focused on finding the lowest-cost property management option
You prefer a hands-off approach instead of a more collaborative relationship
Preventative maintenance or long-term strategic planning aren’t important — you would prefer to address issues as they arise
You're happy with your current management arrangement and aren't looking an improvement in customer service
You’re comfortable with frequent changes in your property management team
The Lighthouse Guarantee
We don't promise service. We measure it.
At the six-month mark, we run a structured resident satisfaction survey — and we hold ourselves to the result.
If we fall below our standard, your management fee is reduced until we recover it.
Because great property management shouldn't require your board to chase accountability.

FAQ’s
How do you ensure personalized attention for each property you manage?
We deliberately limit the number of properties assigned to each manager — one of the lowest ratios in Toronto. This means your manager has the time to proactively check in, respond quickly, and genuinely know your building. You'll work with the same person consistently, not a rotating team.
Can we interview the manager you would assign to our property?
Yes — and we encourage it. Before finalizing your proposal, you'll have the opportunity to meet your assigned manager and ask them directly about their experience and approach. We believe the right personal fit is just as important as the right service fit.
What does the transition process look like for our board?
The transition from your current management company typically takes about 60 days. We handle all the administrative and communication steps, including records transfer and introductions to your residents and vendors. Our goal is to make the changeover as smooth as possible so your community feels continuity, not disruption.
What does the transition process look like for our community?
Residents will receive a welcome package and introduction from their new Lighthouse manager early in the transition. We set up clear communication channels from day one so residents know exactly who to contact and how. Most communities report feeling well-supported within the first two weeks of transition.
